Conveyancing
is one of our main specialisms. It is the process by which both residential
and commercial properties are sold or leased.
David Ebert & Co has always had a philosophy of conducting conveyancing
work with the minimum of unnecessary fuss and delay, whilst at the
same time using to the full our professional knowledge of the technical
legal rules relating to it. That
approach has resulted in our retaining a great number of satisfied
clients.
The conveyancing world is now undergoing a period of great change;
e-conveyancing is on the horizon and home information
packs are now here.
These will dramatically affect the way conveyancing is delivered
in the future. We are embracing those changes in a way, which will
enable us to provide our traditional standard of service to our clients
in this new environment. We will manage these changes to ensure that
clients can continue to be as satisfied with our service as they
have been in the past. We will post more information about the e-conveyancing
and Home Information Packs on this site, as those systems develop.
Latest Home Information Packs (HIPS) Information
As from 1st August 2007 HIPS have become compulsory in the sale of
properties of four or more bedrooms. The system is likely to be extended
to smaller properties later in the year.
The documents which have to be included in the pack are local and
drainage searches, title information (usually obtained from the Land
Registry) and an energy performance certificate, which gives information
about the energy efficiency of the house and its installations.
How to get your HIP produced
Contact us to get your HIP provided quickly and at minimum cost.
We will gather some necessary information from you and then commission
the production of a HIP which would normally be available within
two weeks. We will use RICHARDS GRAY, a well established Legal Information
Provider to obtain the necessary searches and energy performance
certificate and to include them in the HIP which will be in the form
of a glossy brochure.

If you instruct us to carry out your sale conveyancing
we will reduce these charges by £50.00
Our conveyancing charges in respect of the sale would be payable
in the normal way |
Deferred payment
You can defer paying for a HIP for up to nine months. Payment is
required on the earliest of:-
1) The completion of the sale of your property.
2) The withdrawal of the property from the market.
3) Nine months from ordering the HIP
Your credit/debit card will
not be debited until the first of these dates. You will need to sign a Credit Agreement which we shall arrange
for you once you instruct us to prepare the HIP.
