1ST APRIL 2009

From the above date anyone carrying out work on gas appliances or flues must be registered with the new Gas Safe Scheme (“GSS”) and not rely on corgi registration.

Failure to check that an installer is GSS registered may amount to a breach of the Building Regulation 2000  and the Gas Safety (installation and use) Regulations 1998.

Residential Landlords should ensure that all gas safety checks and maintenance works are carried out by a GSS registered person to avoid a Statutory Breach

SELLER'S GUIDE TO HOME INFORMATION PACKS

We are a long established and respected firm of solicitors with great experience in residential conveyancing, having conducted thousands of transactions for many satisfied clients.
Since 01 December 2007 it has been compulsory for sellers of all properties (with very limited exceptions) to provide a Home Information Pack (HIP) for the benefit of prospective buyers. We are able to organise the preparation of a HIP for your property quickly and efficiently and you will have the assurance that it has been compiled under the guidance of our conveyancing specialists.

HOW IS IT DONE?

The way we put the Hip together is to commission RICHARDS GRAY, a well established legal information supplier to obtain the necessary Searches and Energy Performance Certificate and to include those documents in the HIP, which will be in the form of a glossy brochure.
David Ebert & Co will provide the necessary information to Richards Gray to enable them to prepare the HIP and will ensure that the HIP complies with the relevant legislation. Some documents must be in the Pack (Required Documents). Others are not compulsory but may be included if you wish (Authorised Documents).

REQUIRED DOCUMENTS are:

  • An index of the contents of the pack *
  • Sale Statement (a summary of the terms of the sale) *
  • Evidence of Title *
  • A Property Information Questionnaire *
  • Energy Performance Certificate (EPC) *
  • Standard Searches (local and Water Searches) **

*     These documents must be available before the property can be marketed

**    The searches must have been ordered before the property can be marketed

 

AUTHORISED DOCUMENTS are:

• A Home Condition Report
• Additional Searches such as an environmental search
• Warranties and Guarantees
• Home Contents Form

THE COST

The cost of a Standard HIP starts at £308 including VAT for a Freehold property and £330 including VAT for Leasehold property

David Ebert & Co will make NO CHARGE for our own work in the preparation of the HIP if we are instructed on the sale of the property. A no obligation quotation is attached.

PROGRESS OF YOUR HIP

We will order the HIP as soon as you return the completed Instruction Form to us. We will then provide you with a password and log in details to enable you to access the Richards Gray website to monitor the progress of the HIP
